Ø
There are scores
of different estate agents in the Axarquia area alone – not all readily
accessible.
Ø
Houses are often
on offer at different prices with different agents.
Ø
Visits to
properties are virtually always accompanied by sales people.
They do not give out addresses to you.
Ø
Occasionally
prospective clients are goaded into visiting unsuitable properties for
questionable reasons.
Ø
Agents will
generally supply you with very little information with lead-in property
particulars.
Ø
If someone
offers you something for nothing, then think twice or thrice.
Ø
An average
property in the area will cost someway short of £100,000.
Estate agent commissions run at
about 5%, which is supposedly paid by the vendor, but is often effectively paid
for by the buyer, as this is usually included in the property price.
Ø
Although house
prices in Spain are generally quite a bit cheaper than in the UK, remember to
allow approximately 10% on top for transfer taxes, lawyer costs and various
other charges.
Ø
Most buyers do
not always know the important questions to ask on visits.
Ø
Most estate
agents are closed on Saturday afternoons and Sundays.
Ø
If you compare
our prices with those involved in securing your property, we believe they are
very reasonable, and should, in most instances, be covered by savings en route.
Ø
A final note –
we feel that we can be of particular assistance to families with young children
moving to the area – due to our own experience.
